How to pass a mold inspection

So you have a suspicion that your home has high levels of mold, it smells musty, the rooms feel very humid, and you feel lethargic when you’re at home, but as soon as you go out for 20 minutes, you get your energy back. To make sure your suspicion is correct, you want to get your house tested for mold.

Home mold testing

To pass a mold inspection, you need to get an initial mold inspection by a professional. A consultant will go through your home in areas that are susceptible to mold with a fine-tooth comb. He will check the attic, crawl space, bathrooms, basement, laundry room, kitchen, and all areas with a relatively high amount of water activity and water leaks. The inspector will take a moisture reading and document all his findings, taking photographs and writing. They will also collect samples of visible mold.

Mold air testing

Air samples will also need to be collected to capture the non-visible and non-viable mold spores. The professional will utilize a mechanical or electric pump with an attached cassette media (a mold trap). The airflow on the pump will be calibrated to capture all the possible colonies of mold spores.

Mold testing lab

After gathering samples and all the pertinent site data related to the home mold inspection, the consultant will take all the pieces and documentation to the mold testing lab for analysis. The laboratory technician will place the samples under the Phase Contrast Microscope. The lab will produce a report showing the type of spores, their raw count, and levels. The information may even show if the spores are allergenic, pathogenic, or toxigenic. There should also be a glossary of mold fungi included in the report.

How to pass a mold inspection

Depending on the report results, the home may need the services of a mold remediation contractor. If it does, after the work is completed, the mold inspector should return to perform another inspection—also know as a clearance test—and get more air samples for testing to make sure the levels have come down to acceptable levels after remediation. If the spore levels are good and there are no visible signs of mold, you have passed the mold inspection.
