Mold is one of the most overlooked matters of a home during an inspection, that is because as good as they are, general home inspectors are not trained to inspect mold or to test for it, an environmental consultant who is trained in air quality testing, asbestos, mold, and other hazardous substances. Also, most people are not well informed about the dangers of mold. Attics are often ignored for breeding grounds for mold. Many homes have kitchen and bathroom vents that exhaust in the attic creating the perfect situation for mold growth. After a while, the roofing material wears out and lets water inside.

Whether you’re buying or renting a house with an attic, you should always get it inspected by a professional for the presence of mold. The type of mold spores that happen to grow in attics is usually toxigenic—they can produce mycotoxins. Toxigenic mold grows on paper, cellulose, and wood, which happens to be all the materials in an attic. You can start seeing mold grown in your attic by observing black spots on the roof substrate, trusses, and insulation. The mold will also be able to settle inside your house, so it is essential to treat it to prevent illness from mold.

Mold air testing

A perfect way to test the air quality in your attic is by using an electric pump with a mold trap attached to its body. The pump can be calibrated to trap all the mold spores colonies that are present in the air space, as well as viable and non-viable. Once the sample is obtained, the cassette is removed and taken to a mold testing lab for examination under PCM (Phase Contrast Microscopy). Test results will show the type of mold that is present, their levels, and spore count.

Where to send mold samples for testing

IMPORTANT-MUST READ FIRST: All mail-in samples must have a tracking number and include our general chain of custody form to be processed. If the chain of custody form is missing, your piece (s) will not be accepted and processed. Drop-offs MUST have the COC form inside your package but not in the sample bag. DO NOT MAIL YOUR SAMPLES BY FIRST CLASS MAIL. Send your sample(s) via USPS Priority Mail, UPS, and FedEx. It is essential to closely follow these directions so our asbestos testing lab can promptly process your sample(s).
