What is Radon & Why Test for it?

Radon is a naturally occurring radioactive gas that can cause lung cancer. Radon gas is inert, colorless, and odorless. Radon is naturally in the atmosphere in trace amounts. Outdoors, radon disperses rapidly and, generally, is not a health issue. Most radon exposure occurs inside homes, schools, and workplaces. Radon gas becomes trapped indoors after it enters buildings through cracks and other holes in the foundation. Indoor radon can be controlled and managed with proven, cost-effective techniques. Professional radon testing detects levels that DIY kits often miss and provides defensible results.

What are the symptoms of radon in your home

Breathing radon over time increases your risk of lung cancer. Radon is the second leading cause of lung cancer in the United States. Nationally, the EPA estimates that about 21,000 people die each year from radon-related lung cancer. Only smoking causes more lung cancer deaths.

How do you detect radon gas?

You can take steps to reduce and control the amount of radon in your home. Testing is the only way to determine radon levels. Have your home tested, either by a professional or with a do-it-yourself home test kit. If radon levels are high, contact a certified radon service professional to fix your home. EPA guidance suggests mitigating if levels are at or above 148 Bq/m3 (4 pCi/L). Usually, radon problems are fixed using an underground ventilation system or increasing the rate of air changes in the building.

Radon testing cost

Residential: Radon Gas Testing Cost

Starting at $400, the final cost will be determined based on your location from our office. There is no sales tax on this service.

*Please note: our charcoal-charged radon testing kit must be placed in the lowest living area of the home and closed off for 12 hours before the installation (no outside air from open windows or doors, and ventilation systems that bring in outside air can operate, but you can use your heating and cooling system). The sampling period is 2 or 4 days, and the building conditions must remain closed from outside air during the sampling period. You can live in the home during the sampling period.

Once the sampling time has been reached, we will return to pick up the kit to be submitted to the lab for analysis. The turnaround time for the results is 3-5 business days, not including weekends and holidays.

Real Estate Transactions: Radon Gas Testing Cost
