During a home buying process, there is an inspection. However, the type of home inspectors tasked to perform the inspection is typically trained to make sure things are in good condition. Still, they are not formally trained or able to perform environmentally-related inspections, such as completing an asbestos check, mold, radon, drinking water, and indoor air quality testing. If you need an inspector to test for asbestos, they must be trained and carry the credentials to perform an asbestos check. You will have to ask the building inspector if they hold an AHERA license.

How to test for asbestos

An AHERA inspector is a licensed person trained to perform an asbestos survey and who can handle asbestos-containing material. The professional will be required to wear a minimum amount of PPE—Personal Protective Equipment to complete an asbestos survey. They will wear a respirator, a polyethylene suit, gloves, and shoe covers. The inspector must collect samples according to protocols set by the EPA. They will collect samples of materials categorized as asbestos-containing material, and the sample size is usually about 3 square inches. The pieces are carefully managed for the least possible impact on the environment.

After the inspector obtains the material and documents all the work, he will submit them to an asbestos testing lab for analysis under a PLM microscope. He will produce an AHERA report to the client. The report will indicate the presence, type, and percentage of asbestos.
